St. John Legal provides bespoke residential property services. The price for each service depends on the facts and circumstances in each case such as whether it is a sale of freehold or leasehold property, price (this also affects the amount of stamp duty land tax and Land Registry fees payable) and complexity.

We adopt a personal approach and understand whether it is a sale or purchase it is often extremely stressful. In addition to the support and updates given throughout the transaction, we provide a cost-effective quality Partner-led service and certainty on fees from the outset. Examples of our fees and estimates for typical sales and purchases for residential property at the prices stated are set out below as well as information about the key stages and timescales. Our fees range from as little as £795 + VAT and disbursements in the simplest of transactions up to as high as £10,000 + VAT in very high value or complex transactions.

Freehold Residential Purchase at up to £350,000

The estimated fee in each case example is based on the type of purchase and an assumption there are no complicating factors. The estimates are subject to change depending on the circumstances of each transaction. Disbursements are estimated and the Stamp Duty Land Tax when payable is calculated in the examples given below on the basis that on completion it is the only property owned by the buyer.

Investigations of title, implementing search and enquiries, approving draft documentation, a written report, exchange of contracts, completion and submission of the SDLT return and acting for any panel lender. Communicating with all parties, managing the process and keeping you updated throughout.

What is not included

The estimated legal fees do not include:

  • Time spent if required on Deeds of Trust and wills
  • Time and work required to correct any defect on title or any extra or additional work outside of normal conveyancing
